The property consists of 35 acres of land sitting on a ridge immediately above a renowned beach. The parcel is crossed by two streams, creating two flat parcels of approximately 15 acres (the hotel portion) and 20acres (the Homesite lots). The hotel parcel, in turn, consists of two components, an upper portion of 10 acres, and a lower portion consisting of 5 level acres that abut the edge of the ridge above Playa Montezuma. The hotel includes seven operating units: a platform unit near the entryway, a two-story building with 2- and 3-bedroom apartment units, a stand-alone structure of 3 singles and a 1-bedroom unit, and a large multifunction recreation, special event, and yoga facility. It also includes 7 other fully constructed platforms rising 40-60 feet high and designed to establish each unit amid the rainforest canopy, directly in the ‘monkey flyway’ corridor. A large swimming pool, with spectacular ocean views, an elevated jacuzzi, an in-pool bar, and very large events and restaurant deck perches on the edge of the ridge. The asking price for this spectacular hotel parcel, with panoramic ocean views, is $4.6 million (excluding the 12 homesite parcels).

Planned Hotel Expansion
The planned development includes completion of the 15-unit, three-story hotel on the “teak hill” that rises about 20 feet above level ground, located at the center of the hotel parcel, which will provide spectacular unobstructed ocean and mountain views to each unit. The estimated local cost of construction is $675,000. A second lower 5-acre portion of level ground, about 20-feet below the swimming pool, but also with an unobstructed ocean view, represents the location of our planned 14 stand-alone villa units (some on small platforms), consisting of 1-, 2-, and 3-bedroom, fully self-contained apartments, some with indoor spas, and all sharing a second smaller family-only swimming pool.

The estimated local cost of construction is $1.8 million. The larger homesite sub-parcel has been tentatively mapped to ensure a minimum size of .5 hectares (1.25 acres) to facilitate the parcel approval process. The development will require grading an independent road from the main highway or an easement from our neighbor to the west. Each of these very large provisional parcels will have ocean views. The asking price for the 12 large (1.5–2 acre) ocean-view homesite parcels is $1.2 million.
